How it works from Kuwait

We obtain the current land or municipal record and identify all heirs. For mutation, the application is filed with the death certificate and heirship proof, a notice period runs, and the entry is made. For a release, the deed is drafted, stamped at the rate the state applies between family members and registered by your attorney holder.

Where a sibling has already had the property entered in a sole name while you were abroad, the order can be appealed, with an explanation of when you learned of it. Acting soon matters, because a wrong entry is often followed by a sale.

What is different for NRIs in Kuwait

  • Without mutation you cannot sell or mortgage.
  • A release cannot be taken back.
  • Inherited farm land can go only to a resident Indian citizen.
